What is Home Staging?
Home staging is a fairly new concept to some homeowners. It is also fairly new to some Realtors. I continually receive “what’s that?” when I let people know that I’ve started a new business in home staging.
Home staging is consulting with the homeowner, re-arranging furniture and accessories to enhance the way it shows to a buyer. Home staging a vacant home, new construction or a model home with furniture and accessories will sell your listings faster!
There are 3 choices of staging for a vacant or model home. Simple Staging, Standard Staging and Select Staging. Simple staging is a room or two or a chair by the fireside or stools at the counter…you get the picture. Standard staging is the kitchen, dining room, living room or family room and the master bedroom and bath. Select staging is like a model home with all of the rooms staged.
The Industry standard for repairs, upgrades and staging is 1% of the listing price. For example, if a home is listed for $500k - 1% in this case is $5,000 which should be used for any home repairs, redesign or staging before your home is placed on the market.
Contact a home stager before you list your home for sale with a Realtor. Staging to prevent a price reduction is the smartest thing you can do.
