How Do You Build Trust?

trust

Ok, we’re all guilty of something in our lives; mine is guilty of trust. I choose my Home Staging customers through feeling, and trust all will turn out just fine.

My “contract” is an email to you to stage or design your homes, listing where, what rooms and how much.  If I used a hard-to-read contract it would not change the way I do business because I do and say exactly what I propose.

Discernment, gut feelings, and women’s intuition are incredible.  I’ve had some pretty bad years with evil individuals and corrupt businesses but this has taught me to trust again – but it has taken some time.

Realtors, Brokers and Investors get free consultations for vacant properties.  And, depending on the situation, I will consult with others at no charge for your home staging or design for your new home. To me, it’s all about making loyal customers, honest business relationships and true friends.

So here’s my expertise that is used for every design:

  1. We don’t sweat the small stuff – flexible pricing
  2. We’re not afraid to point out our flaws – we address them
  3. We use urgency to get it done quickly – elegant one day design
  4.  One month lease with prorated days – less than $40 a day
  5. Polished and bright photos by a professional – included
  6. Promotional gift offers – monthly give-a-ways and discounts

Being a likeable and trustworthy person all boils down to getting to know one another, sharing stories, getting personal, having a common passion and being helpful, generous and responsive to each other. How do you trust?

Design by Stylist Diane Concialdi

I had the wonderful opportunity to design an apartment for living. I had a a timeline of 2 weeks, within budget and my customer was great to work with and very happy with his newly designed apartment.

Enjoy the photos from the completed design!

All live plants were purchased from Plant World Nursery in Fountain Valley, CA.  Bedding and linens for the two bedroom apartment were purchased at Macy’s Home Store.  Cheri was very helpful, and has a lot of knowledge about everything on the floor!

Paint – The Easiest Way to Update Your Home

Paint is one of the easiest and inexpensive decorating tools around. I know I’ve painted my entire home more than once, and spray paint anything; lamp bases, matting around pictures, frames, statues, clear glass vases and plastic lawn chairs.  I would love to paint the tiles on my fireplace, so DIY network lists the steps below.

1. Sand with 150 grit sandpaper to improve adhesion

2. Clean the tile surfaces with TSP (trisodium phosphate) or other non-residue cleaner.

3. Paint using a top quality acrylic primer, and finish with semi-gloss acrylic interior paint. If you want you can even paint the grout a contrasting color but you’ll need a steady hand.

4. Allow the paint to cure for 10 days to 2 weeks before using the surfaces. It’s not suggested to paint tile floors, there’s just too much traffic and abrasion.

This is the photo BEFORE the painting decision. What do you think? I want to brighten up my living room.  Another choice would be to adhere small glass tiles over the existing tiles.

I can’t remove the tiles that are here; because I tried and the concrete chips off when I remove the existing tiles. I’ll have to check in with DIY Network for the tiling info next.

If you would like to include painting in your home staging redesign, DC Redesign has added services of painting or wallpapering.

Best “Design” Tips Ever!

Home Gain 2012 Top 10 DIY Home Improvements for Sellers-NationalEven though Home Staging has dropped in ROI to 196%, the top home improvement for selling your home is Clean & De-Clutter 403% ROI, followed by Lighten & Brighten 299% ROI. These two suggestions are actually part of the Home Staging process!  The Benefit for both of these is still LESS than the benefit for Home Staging.

“Clean and declutter your house. “Buyers can be picky, and, if you have a home that doesn’t have that great first impression, they’ll go elsewhere,” says interior designer Jill Vegas. “In some markets, a lot of real estate agents won’t take a listing unless the home’s been staged.”

Buyers need to be able to visualize living in a home. “People don’t want to buy into a lifestyle where it’s messy, cluttered, or chaotic,” says Vegas . “They want to buy into a lifestyle that’s better—clean, organized, sophisticated, and neat—regardless of whether that’s their actual lifestyle.”

Updating Kitchens and Bathrooms has the biggest benefit at $3,254 however is way down on the list and has the lowest recommendation.

Do You Fear Choosing Color for Your Home?

Home Staging with Neon ColorWhether it’s apparel, home furnishings, wall paint or automobiles, a new palette of color for design, fashion or home, changes from year to year.

Home decor colors for 2012 remind me of the 1970′s with all the neon colors coming back into design. Your first-time-buyers will love the retro look of the clean and sleek lines in the furniture and clean bright rooms.

Painting your celingAccording to Benjamin Moore, the color of the year is Wythe Blue (HC-143). I’ve always loved the soft pewter-blues paired with sand colored tans to create a feeling of being near the ocean. A lot of earth and sky colors, purples, mustard yellow, tangerine and butterscotch are also here for 2012.

Wall color with tattoosThis room has an elegant feel with a new product from Benjamin Moore called Wall Tattoos – framed they create an interesting wall of images.

If you’re uncertain of the color to choose for your rooms, pull them out of your favorite piece of artwork or wall hanging. Or choose an accessory, piece of furniture or any collection you will not part with and make it your focal point of color – works every time. But also include black or white, these “colors” are actually neutrals, and will complete the design. Remember to use complimenting colors for additional rooms throughout your home to create a flow from room to room.

Create a flow from room to room of colorUsing the focal point of the room, (the fireplace in this instance) add a brighter color to make the room look interesting. Paint one wall and add pillows, candles or vases in this same wall color.

All of us feel happier when surrounded by color, and buyers pick houses that make them feel happy. Stage your home with color, price it right, and your listing agent will be happy too!
