What do YOU like in home decor and choosing accessories? You know it’s all based on your personality – your favorite colors, your style, your interests, how many kids, and so on…

I’m sure you have favorite stores for accessories, art, linens, furniture, rugs, etc.  It’s all how you think about it. Some can live with very minimal accessories and some people like to live in a lot of “stuff”.

World Market has a very good selection and many promotional sales for rugs, chairs, art, pillows, and bathroom and kitchen accessories. I would suggest signing up for their Perks Program and get additional discounts. All you have to do is provide your telephone number at checkout and you’re done.

I love Pier 1. The dining set and the art in the above photo is from Pier !.  They always have very helpful store assistants to find you some of their really great accessories, candles from their line (which are on sale every month in a different scent), and the accent pillows are very unique.

If you haven’t heard of TPT Home in Costa Mesa, CA, you’ve  got to check it out. It’s a huge store with lots of stuff in the nooks and crannies of the store so allow yourself an hour or more to shop!

Paint – The Easiest Way to Update Your Home

Paint is one of the easiest and inexpensive decorating tools around. I know I’ve painted my entire home more than once, and spray paint anything; lamp bases, matting around pictures, frames, statues, clear glass vases and plastic lawn chairs.  I would love to paint the tiles on my fireplace, so DIY network lists the steps below.

1. Sand with 150 grit sandpaper to improve adhesion

2. Clean the tile surfaces with TSP (trisodium phosphate) or other non-residue cleaner.

3. Paint using a top quality acrylic primer, and finish with semi-gloss acrylic interior paint. If you want you can even paint the grout a contrasting color but you’ll need a steady hand.

4. Allow the paint to cure for 10 days to 2 weeks before using the surfaces. It’s not suggested to paint tile floors, there’s just too much traffic and abrasion.

This is the photo BEFORE the painting decision. What do you think? I want to brighten up my living room.  Another choice would be to adhere small glass tiles over the existing tiles.

I can’t remove the tiles that are here; because I tried and the concrete chips off when I remove the existing tiles. I’ll have to check in with DIY Network for the tiling info next.

Do You Include These Principles in your Home Design?

Most Interior Designers know the Principles of Design, I’m not one, but I have an Interior Designer in my company and we talk about these principles now and then. We also use these principles in Home Staging design – or try to – and can make or break the design. These photos from other designers are right on in their Principles of Design!

Balance – a sense of visual weight of the elements. I like symmetrical – centered fireplace with two identical chairs facing each other, or this bedroom by Justin Lawson. Notice the side tables; it’s like a mirrored image. I just love this room.

Rhythm – a repetition of elements in a design scheme. Note the design by Kim Coleman where she repeats the squares in the bedpost onto the wall with the square mirror. Repetition can be done with color and visual interest, but the design must include a sense of unity.

 

 

 

 

Emphasis – elements in a design that are more significant than other features in a room. This is one of my favorites. In our home staging, we’ll take a favorite piece of art, furniture piece or wall covering and make it stand out from the other subordinate pieces. A room looks lifeless without emphasis from Interior Design Basics. The area rug pulls all of the other pieces together; could you imagine this room without the rug?

 

 

 

 

 

Scale – using an area rug, art or furniture selections that are too small. Very important in home staging too when there is no scale used in the overall room design. Your design will look weak. This look is complete.

 

 

 

 

Harmony – this is created by the design, itself. Unity and variety need to exist in a room to get harmony by using colors, textures, patterns and variety. All of these photos are excellent in a complete design feel.  Isn’t it a “feeling” when you find that perfect house on the market?

Before You List Your Home, Do You Do These Things?

Did you know that homes listed on the Internet looking great from the outside in, get on the buyer’s list of homes to see?

While staged front door view??  After Staging the home was painted??

The above photos show how backwards home owners can be when deciding to get their homes ready to sell. The white front door is the way the home looked while the inside was staged. After the home owners decided to cancel the contract for staging, it was decided to paint the home. Looks a lot better, doesn’t it?  Why it was done AFTER the staging contract was cancelled is confusing to me.

Taking care of your home is  a lot of work. I’m guilty, even as a home stager, of not keeping up. I’m sure you’ve seen a list like this before, but it doesn’t hurt to be reminded.

  • Get rid of rubbish, dead plants and broken or beat up patio furniture
  • Clean up the pool area and make sure the water is clean
  • Paint the front door and trim a great color – DC Redesign can help you with a color choice
  • Don’t get rid of your gardener just yet, or if it’s you (like me) – prune, feed plants, mow the lawn and remove any dead plants or flowers
  • Driveway, walkways and patios should be free of leaves and dirt
